A three-bedroomed detached cottage in Skegby could be demolished to make way for a new development of 11 flats. The proposal, which has been submitted to planners at Ashfield District Council, would see the new block managed to support assisted living in the village.

Holly Cottage, in Forest Road, Skegby, was built in the early 1900s. The planning application says that the house, associated outbuildings and detached garages are “in poor repair and requires substantial remedial works.”

The proposals for the 900 sq m site includes doubling the number of car parking spaces from three to six. A design and access statement accompanying the application says that “the current proposal represents an opportunity to make efficient use of the development site by demolishing the existing poor quality dwelling and constructing a new build block of flats centrally maintaining key physical features such as the extensive landscaping to the front and rear, associated hedgerows, foliage and tarmac access drive.

“By maintaining the access drive, foliage and hedgerows to the boundary, the physical street scene to Forest Rd will be largely unaffected.”

It says that the proposed new block “has been designed to step back significantly into the site both in terms of footprint and height. The reducing nature of the build opens the site up to the rear creating an internal courtyard with a mix of soft and hard landscaping.

“The flats located at ground floor to the rear of the building look out onto the open courtyard whilst the first and second floor dwellings have windows looking out to the rear. The tallest part of the building has been designed to match the height of the neighbouring block of flats, 83a Forest Rd.

“The proposed development has been designed to drop in scale as it steps back away from the rear build line of 83a Forest Road.  This configuration ensures that no overlooking is possible from the new dwellings to the neighbouring flats or to the existing dwelling units back onto the site from Lound House Close.”

Planners are expected to make a decision on the application by 2 September.
